Newport Real Estate Partners (“NREP”) is the real estate investment arm of Newport Private Group. NREP’s team structure reflects our belief that successful real estate investing across cycles requires a local market presence, granular asset level knowledge and expertise in operating as well as underwriting.
Our team has underwritten over $5 billion in real estate transactions in the California market, while dedicated in-house investment professionals help to structure, monitor and manage each project from initial investment through exit. Panos K. Kiayias
Mr. Kiayias is a founding member of Newport Real Estate Partners. He is also the co-founder and Chairman of Newport Private Group.
Mr. Kiayias has over 20 years of experience in the financial industry with more than $120 billion of completed transactions. He has worked in New York in investment banking and principal investing for firms such as Goldman Sachs and The Blackstone Group. Mr. Kiayias has also worked with JP Morgan and with KPMG's M&A practice in the EMEA and Asia regions, where he worked with numerous public and private companies in various sectors, advising corporations in their mergers and acquisitions, divestitures as well as other strategic transactions.
Prior to working in the financial services industry, Mr. Kiayias served in the military as an Officer in the Special Forces. He received an AB in Economics and Finance from Cornell University where he was an undergraduate Fulbright Scholar and a recipient of the Stelios Haji-ioannou Scholarship graduating with Summa Cum Laude. Mr. Kiayias also holds an MBA with honors from Columbia Business School.
Mr. Kiayias sits on the boards of a number of companies both within the Newport Private Group structure and outside. He is a member of the Foreign Policy Association and a supporter of Lincoln Center for the Performing Arts. He is also a member and supporter of the Asia Society. Mr. Kiayias has been a guest lecturer at Columbia Business School in New York City and has served as an entrepreneur-in-residence at Cornell University’s School of Hotel Administration.
T. J. Coveyou
Mr. Coveyou is a founding member of Newport Real Estate Partners. He is also the co-founder of Newport Private Group (“Newport”) where he currently serves as President and CEO.
With over 20 years of real estate experience in a variety of capacities, Mr. Coveyou devotes a substantial amount of his time to overseeing the acquisition, management, and disposition of real estate assets. In this role, Mr. Coveyou has been responsible for the underwriting of a large number of properties in California and also for the management of private portfolios and funds.
Mr. Coveyou has been instrumental in building the operating platform of a series of funds at Newport that has sourced more than 700 distressed properties between 2009 and 2012. In addition, under Mr. Coveyou’s guidance, Newport has expanded its investment offerings to include funds comprising of commercial income properties, urban funds that invest in working class neighborhoods as well as a real estate lending platform.
Mr. Coveyou obtained his MBA in Strategic Management from Temple University, and graduated Cum Laude with a Bachelor of Science from the U.S. Merchant Marine Academy, where he was appointed as the Regimental Commander. He has served as a Third Mate in the Merchant Marine and a Lieutenant in the U.S. Navy, and has worked in more than 20 countries across different continents.
Mr. Coveyou sits on the boards of a number of companies within the consolidated Newport Private Group structure. He is the President of the Board of Trustees of the Journey School Foundation. He is a member of the Orange County Association of Realtors, the California Association of Realtors, and the National Association of Realtors. He is also a licensed California Real Estate Broker.
Palo Alto and Beijing
Mr. Jin is a founding member of Newport Real Estate Partners. He is also a founding member of Newport (dba Kylin) Realty Trust, which offers private loans to real estate investors and operators who seek to fund the acquisition, renovation, rehabilitation or improvement of residential and commercial properties or temporarily finance the development of such properties prior to obtaining traditional financing.
In addition to co-founding Newport’s lending platform, Mr. Jin has been with TEEC Angel Fund, as one of the founding partners in the most influential Chinese Angel investor group in Silicon Valley, with close to 100 portfolio companies under management in the past four years of operation. Michael has co-founded three high tech startups (Simple Silicon/iWatt/International Green Chip) in Silicon Valley and China, with the latest exit of iWatt at $345 million to Dialog Semiconductor in July 2013.
With over two decades of experience in business and entrepreneurship, Mr. Jin has held a variety of management positions in the high-tech industry across many sectors, such as strategy and business development, finance and budgeting, as well as general operations.
Michael obtained his PhD/MSc degrees in Electrical Engineering from Stanford University, and graduated with BEng/MEng degrees in Biomedical Engineering from Tsinghua University. He is on co-authorship of over 40 international journal and conference publications, and with over 30 US/China patents.
Michael sits on the boards of a number of high tech companies in Silicon Valley and China, and serves as Board Director of Tsinghua Entrepreneur and Executive Club (TEEC), Tsinghua Alumni Foundation of North America (TAFNA), and US-China Association of High-level Professionals (UCAHP), all in Silicon Valley.
Beijing and Tokyo
Ms. Liu is a founding member of Newport Real Estate Partners, she is also a senior advisor at Newport (dba Kylin) Realty Trust.
Ms. Liu has over 15 years of experience in the financial services industry, primarily in asset management and late stage private equity investments. Ms. Liu is a co-founder of Surfbird Investments where she serves as Managing Partner. The firm has over $4 billion under management in a series of funds and private portfolios under management for both Chinese and other international investors.
Previously, Ms. Liu had worked at Charles Schwab and Visa International, and had also served as CEO for the Asia Pacific Commerce Group. She holds an MBA degree with honors from the University of San Francisco and received a BA degree in Business with honors from Osaka City University in Japan. Ms. Liu is fluent in Chinese, Japanese, and English.
Ms. Liu sits on the boards of a number of companies, and also invests in real estate and angel/venture capital platforms, both in China and the United States. In addition, she serves as an advisor to a number of public and private companies in the areas of strategic planning, corporate finance, and mergers and acquisitions.
Mike Monaco is a founding member of Newport Real Estate Partners.
Mr. Monaco is a veteran real estate operator with over 16 years of experience in the homebuilding and real estate development industry, including high level management positions with large firms in Southern California. During his career, Mr. Monaco has successfully managed the product design, entitlement processing as well as acquisition and disposition of numerous properties. He has evaluated numerous real estate projects, including for sale, apartment, mixed-use and residential multi-family opportunities and was involved in the underwriting of more than $300 million of acquisitions of real estate assets.
Prior to that, Mr. Monaco spent over a decade working for a private homebuilding company in California where he led the FP&A group, including managing budgets and projections of owned assets and underwriting of all new acquisitions. He has extensive experience in negotiating all aspects of equity real estate transactions. In that role, he was also responsible for the treasury and capital markets functions of the firm. Prior to working in the real estate industry, Mr. Monaco worked in the audit group at Deloitte & Touche, LLP.
Mr. Monaco graduated Cum Laude with a Bachelor of Science in Accounting from the University of Southern California and obtained his MBA from the University of Southern California with an emphasis in Corporate Finance.
Mr. Monaco has been a member of the Orange County Association of Realtors, the California Association of Realtors, and the National Association of Realtors since 2012 and is a licensed California Real Estate Broker.
